Job Description:

The Home Center Development Manager (HCDM) must have experience with and understand the concepts, practices, and procedures used in real estate transactions and commercial real estate development. The HCDM’s primary function will be to identify land opportunities for “greenfield” home center developments, negotiate the purchase of the land, and then develop the land into a home center that’s ready to open for business. The HCDM will work with Zone VPs and Regional VPs to identify desirable markets and thereafter maintain communication with RVPs and ZVPs throughout the development process. A full understanding of the potential project economics in support of property acquisition and build out is required. The HCDM will perform due diligence investigations and economic feasibility assessments on potential land purchases for home center developments and will work with a team of consultants and local government representatives on design, site layout, rezoning, annexation, permits, approvals, licenses, and all other entitlements. Once entitlements are obtained, the HCDM will work with the Construction Manager on the bidding process for the performance of sitework to qualified contractors. HCDM will coordinate sourcing and setup of home center signage and office units. HCDM will create and maintain budgets, proformas, and development schedules.

Requirements:

  • Oversee the development and/or redevelopment of properties
  • Ability to consult with local government planners, commissioners, consultants, development boards, and landowners/neighbors during the entitlement and pre-development phases to ensure a smooth approvals process and transparency among all interested parties
  • Ability to travel as needed 25-35%
  • Ability to assess real estate sites based on location, demographics, economic feasibility, and buildout lead times
  • Ability to pass criminal background check as well as post-offer drug screen
  • College diploma and 5+ years of related experience preferred
